Block 32 Moves Forward with Design Commission Vote

September 01, 2023

Block 32, a dual tower project proposed by Manifold for East 3rd and Trinity, moved forward this week as the Austin Design Commission voted 6-2 that the plan met the urban design guidelines of the Downtown Density Bonus Program, allowing the towers to rise 446 and 595 feet. The residential tower plans garnered coverage from Towers and Austin Business Journal.

The project spans half of a city block across the street from the Austin Convention Center and lies along the city’s planned light rail line. Set for two separate building phases, the streetscape plans offer two public plazas on the east and west corners. The art program includes three murals, the preservation of Pedestrian Geometries by local artist Erin Curtis, the Texas Walk of Stars installation, and three additional works by local artists to adorn the plazas. Approximately 12,200 square feet of green roofs and landscaping will be included as well as 4,131 square feet of retail space with outdoor seating. This public space is slated to include food kiosks and opportunities for live music at 3rd and San Jacinto.

This is the first collaboration between Manifold and Rhode Partners and we’re thrilled to see this project advance. Next up will be approval from City Council.
