September 13, 2023

Located at 24th Street and Rio Grande Street, A new 340,000 sf student housing project has officially broken ground in West Campus. This is the eighth Villas Student Housing project in the West Campus neighborhood of the University of Texas at Austin and the ninth student housing project in the area designed by Rhode Partners.

Rising 30 stories, the project features a full-level top-floor amenity deck, including an expansive indoor/outdoor fitness center, a resort-style pool, spa, and a full-length basketball skycourt with downtown and campus views. The ground floor features ample glazing that engages the bustling, pedestrian-friendly streetscape and includes a hotel-style reception and lounge area, thoughtfully designed glass study spaces, a smart package room, and more. The high-rise includes two levels of below-grade parking, three levels of above-grade parking, and 25 levels of residential apartments designed for student living, complete with in-unit amenities. On the exterior, the distinctive geometric pre-fabricated facade adds movement and texture to the building’s form.

Villas Student Housing CEO, Brad Zucker, expresses, “This project represents years of thoughtful collaboration with the city, students, neighbors, and various stakeholders within West Campus. The one-of-a-kind amenity offerings and in-unit design will showcase the evolution of our brand, and every single design choice was made to maximize the experience of our future residents.” Villas Student Housing Principal, Sam Massaed, says, “Our continuous commitment to innovation drives us to build projects beyond anyone’s expectations when it comes to student housing.”

Rhode Partners‘ Founding Director Brett Rhode says, “Rhode Partners is honored to have played a role in the design of this special project to accommodate the housing needs near campus with intentional design. We appreciate all the constructive input from various stakeholders, with the result being a high-quality design with an engaging street presence and a unique project in the West Campus neighborhood.”

The project will open summer of 2025 for the following semester.
