Lindsey Street Apartments
San Marcos, TX | 2028 03 and 07 stories | 282.000 sf | 259 units | 758 beds Scope: Architecture, Interior Design
Lindsey Street Apartments spans three buildings and offers 758 bedrooms across 259 units, serving a growing student population at Texas State University. The varied unit mix ranges from studios to six-bedroom units with bed-to-bath parity, including nine two-story townhome units.
Three buildings across the site support a vibrant student community through thoughtful, flexible shared spaces designed for gathering: multiple study lounges, a club room, pool, courtyard, and fitness center. Warm wooden portals mark thresholds between double-height volumes and intimate social spaces while a robust local art program anchors a sense of place. The central building incorporates a public park into its design, extending community space into the surrounding neighborhood.
On the exterior, varying-depth EIFS and shaped metal panels create depth and texture across the façade. As the grid shifts across the buildings, it transitions from a vertical to a horizontal expression, responding to the scale and rhythm of the neighboring single-family context. The project targets LEED Silver certification and is anticipated to complete in 2028.
