Villas on Frances is a premier student housing tower adjacent to the University of Wisconsin–Madison. Spanning 16 floors with below-grade parking, the project offers 455 bedrooms across 1to 5 bedroom floorplans.

Nestled on a tight downtown lot adjacent to a historic building, the project’s ground floor facade ties into the historic context with diminished scale, brick, brass, and window wall while also bringing an understated, elegant entry point to the building.

The tower is crowned with an amenity deck with window and curtainwall expression to provide maximum daylight and views of downtown and nearby lakes. An acrylic edge indoor-outdoor rooftop pool ties the interior lounge with the outside amenity deck. An robust amenity program brings residents together through a state-of-the-art fitness center, basketball court, spa, sauna, flexible study rooms, and a solarium. An acrylic-edge indoor-outdoor rooftop pool connects interior lounge space with an open amenity deck offering views of downtown and the nearby lakes.
